FHA Home Loans

A FHA (Federal Housing Administration) loan is one of the most popular used loan programs that we have. The down payment is minimal and it allows for all types of credit, even those buyer with no credit score at all. This loan is also attractive due to the amazingly low interest rates. for most buyers the minimum down payment is 3.5% of the purchase prices. Buyers can use their own funds or even 100% gift funds from family members. The seller can also provide the buyer up to 6% concession to assist with closing costs.

This loan is insured by the Federal Housing Administration and buyer will have to pay mortgage insurance for the life of the loan, which protects the lender from a loss if the borrower defaults on the loan.
FHA also allows other programs outside of the normal purchase such as

FHA Construction Loan (one Time Close)

This type of FHA loan allows a buyer to purchase a home that needs a little TLC. They are allowed to rehab a home and include the rehab cost into the loan amount. The down payment is still only 3.5% of the total rehab and purchase prices.
